Built Around Your Interests as a Buyer

CashBack Real Estate is structured entirely for buyer representation. Our written flat-fee tiers are based on the purchase price rather than a percentage of the final price. We want you to find the right home at the best price. That alignment is the foundation this service is built on.

What Full Buyer Representation Includes

  • Buyer-Broker Agreement stating the flat fee and how any potential credit is calculated
  • MLS access, every listed home in your market
  • Offer strategy, negotiation, and counteroffer management
  • Full California disclosure review (TDS, SPQ, AVID, NHD)
  • Inspection coordination and repair negotiation
  • Appraisal management and lender coordination
  • Escrow coordination through close of escrow
  • Permitted credit coordinated and shown on the applicable closing statement

How the Buyer Commission Rebate Works (Step by Step)

Buyer-broker compensation is negotiated for each transaction and may be paid by the seller, listing brokerage, buyer, or a permitted combination. Compensation actually received is applied to our written flat fee. Any permitted remainder may be credited to the buyer at closing, subject to the agreement, lender and closing approval, available costs, and applicable rules.

Is a buyer commission rebate taxable income in California?
Buyer credits are commonly treated as a purchase-price adjustment rather than income, which may reduce the property’s tax basis. Confirm your specific tax treatment and reporting with a qualified tax adviser.
Does my lender need to approve a buyer commission rebate?
Yes. Most conventional loans (Fannie Mae, Freddie Mac, FHA, VA) permit a buyer commission rebate, but the rebate must be disclosed in writing and approved by your lender. We handle this disclosure as part of our standard process. We recommend confirming buyer commission rebate approval with your loan officer early in the process.
Do all real estate commissions in California have to be the same?
No. The amount or rate of real estate commissions is not fixed by law, they are set by each broker individually and are negotiable. Our flat fee model is legal, transparent, and fully disclosed in writing before you start.
What if available compensation is less than the flat fee?
Our flat fee is stated in the buyer agreement. Compensation received from the seller or listing brokerage is applied toward that fee. If it is insufficient, the buyer is responsible only for the disclosed shortfall.
Do you work with $5M+ buyers?
Yes. For purchases above $5M, we offer a custom rebate percentage based on the specifics of the transaction, the commission offered, and the services required. Contact us for a personalized proposal.
