Permits Granted for Second Phase of NRP Group's Teacher-Oriented Affordable Housing in Austin

NRP Group has received building permits of the $51 million Anita Coy West project, the second half of a 674-unit, 1,100,000+ square foot redevelopment of the Austin-area Anita Ferrales Coy Facility. The affordable housing developer partnered with Austin ISD to arrange a ground lease from the district to build Anita Coy East and West on the land. While the pair will not be exclusively leased to educators, the mixed-income model, which will offer 163 market-rate units, 136 units at 80% AMI, and 35 units at 60% AMI, was designed with the intention to "Maximize the number of units available to AISD teachers, staff, families, and the broader community," a June 2026 report announced. 

The East facility broke ground this spring, while the 335-unit western facility is set to begin construction on December 15th, 2026. The community will be a wraparound-style build, comprised of a 5- story, 392,398-square-foot building around a 6-level precast parking garage. Amenities will include a pool courtyard, dog park, and on-site daycare.
