Whether it was the oppressive heat, squeezing in last minute vacations, or prepping for back to school, home sellers were not as active in August, with inventory down across the board. Zooming out, it is healthy to see new listings and total active listings to pull back as we head into months with slower buyer demand. If the opposite were true, inventory would creep up over the 4th and 1st quarters, potentially driving prices lower. With inventory receding, prices should remain stable – as is the trend over the last 4+ years.
more

Typically, April is a strong month across the board - as eager buyers are quick to jump on

Could it be that many buyers are fed up with high prices and competition? Or is this April just a quirky month that will be ironed out by the end of the major selling season? Stay tuned!
more

The March 2026 real estate market has certainly earned that moniker. And while the term “weird” is subjective, let me put some tangible tags on this market. Only in a weird market can you have multiple, above list price offers in a specific price point, only to have tumbleweeds outnumber showings in another. Only in a weird market can you have spiking March inventory in one product type, just to have it retreat in another. Only in a weird market can you have less inventory with more demand and still have prices retreat. Buckle up for not just a weird month in the market but for a potentially peculiar, prolonged period.
more

The grass is greening up, leaves are starting to fill in and flowers are popping up. New listings are also popping up across Northern Colorado, ready to tempt eager buyers on the early side of the selling season, and so far, the demand is there, at least in Larimer County. Weld is a little muted still, as the Greeley/Evans market has brough much fewer new listings to the table in March. Maybe we'll see a breakout in April. Days on market, a metric indicating how quickly homes are selling, are sharply down off their typical January highs, from about 80 days across the region, to 53 days. Buyers are eager and sellers need to be smart and strategic when presenting their homes. With interest rates up about .5% from just 6 weeks ago, it is unclear whether buyers' appetite will be as strong in April. Sometimes, we tell ourselves those things to detract from the fears we have about the future - willing the good to come in to outshine the scary. Luckily, so far, so good - but we're only a month in. There are both headwinds and tailwinds to the market in 2026, which leads me to project we won't have a massive move one way or the other. The difficult thing to project are the large political and economic fears that affect both buyers and sellers - commodity/stock market/crypto declines and changes to monetary policy or leadership - all of these can quickly turn optimism into pessimism. For now, I'm looking for the good stuff. Interest rates are about 1% lower than they were last year at this time. This gives buyers more buying power and opportunity, while bringing sellers more demand when it comes time to sell. Luckily, better outlooks and calmer interest rates helped the 4th quarter. Now as we head into 2026 with renewed optimism, interest rates have now dipped below 6% for the first time in years, giving buyers more buying power, better opportunities and a reason to get off the fence.
