Know
https://flippingprosperity.com/wholesaling-houses/
Wholesaling is one of the best ways to get into real estate investing, especially if you don't have a lot of money to invest.

Unfortunately, there tends to be a lot of confusion around wholesaling houses.

So to help eliminate some of the confusion, we thought we would answer some of the most common questions around wholesaling houses.
How Does Wholesaling Houses Work?
Wholesaling houses is when a real estate investor either buys a property or puts a property under contract with a seller and then immediately sells the property or assigns the contract for purchase to another buyer for a small profit.

Making wholesaling houses very attractive to real estate investors that don't want to tie their capital up for extended periods of time and looking for fast profits.

Because while traditional house-flipping can often take 6 months or more and investing in rental properties can span years or even decades, wholesaling real estate is typically accomplished in less than a month and often within just a few weeks.

So now that we have a basic understanding of how wholesaling houses works, let's take a closer look at the two main ways to wholesale a house.
Contract Wholesaling
When most people think of wholesaling, they typically think of contract wholesaling.

Which involves assigning a contract for the purchase of a property to another buyer.

As contract wholesalers only place properties under contract, so they can then find a buyer willing to pay slightly more for the property than they have it under contract for.

In order to assign the contract for purchase to the new buyer and make a small profit or fee for their efforts.

Which greatly reducing the risk to the wholesaler, as this form of wholesaling does not require the wholesaler to actually buy or take possession of the property.
Property Wholesaling
The other way to wholesale houses is property wholesaling, which differs from contract wholesaling, in that you actually purchase and take possession of the property.

Instead of just assigning the contract for purchase to another buyer.

Which does increase the risk to the wholesaler but also increases their potential for profit.

As property wholesalers can work with a larger pool of buyers including both cash investors as well as traditional homeowners.

And can take their time to find the right buyer for the property, willing to pay top dollar for the house.

How Much Can You Make Wholesaling Houses?
Wholesaling houses is a form of real estate investing and because of this, there can be a wide range in the amount of money you can make.

But, in general, a real estate wholesaler will usually make between $5,000 and $10,000 per deal with most full-time wholesalers completing about one deal a month.

Meaning on average you can expect to make anywhere from $60,000 to $100,000 a year as a full-time real estate wholesaler.

It's important to keep in mind though that these are just averages, as real estate wholesaling is a form of investing, and as with any form of investing there are no guarantees.

Because while you could potentially make even more at wholesaling houses.

You could also make much less and potentially even lose money when wholesaling houses.
Is Wholesaling Houses Illegal?
Real estate investors often wonder whether wholesaling houses is illegal.

As some perceive real estate wholesaling to be somehow unethical or dishonest to the seller, especially when contract wholesaling.

Due to the fact that contract wholesalers never have any intention of actually buying the property they put under contract with the seller.

And instead always plan to assign the contract to another buyer before closing.

However, as long as everything is fully disclosed and the seller understands your intentions, in my opinion, there is nothing unethical or dishonest about it.

But whether something is ethical and whether something is legal are two very different things.

So is wholesaling houses illegal?

If you purchase and fully take possession of a property you plan to wholesale, this form of real estate wholesaling is completely legal.

However, if your contract wholesaling a property, where you're assigning your interest in a contract to purchase a piece of property and never actually buying the property, this can be considered illegal in some states.

As some states consider this to be practicing real estate agency without a license, which is illegal.

Due to the fact that you don't actually own the property, you are marketing and advertising for sale, when trying to find a buyer for your interest in the property.

So if you plan to contract wholesale property, you need to check your local and states laws around wholesaling real estate before doing so, in order to avoid legal issues.
For more information on the legality of wholesaling houses, make sure you check out our article "Is Wholesaling Real Estate Legal?".

How to Start Wholesaling Houses
With real estate investing, often one of the hardest parts is trying to figure out how to get started and what you need to focus on first.

So to help you get started in wholesaling houses, we've created the below list of the most important things you need to focus on when first getting started.
1. Figure Out What Type of Wholesaling You Want to Do
The first thing you need to decide before you start wholesaling real estate is whether you want to contract wholesale or property wholesale.

As the type of wholesaling you plan on doing will have a big impact on the actual wholesaling process.
2. Acquire the Needed Funds for Wholesaling
The next most important thing to focus on when getting started in real estate wholesaling is coming up with the funds needed for wholesaling.

Keeping in mind that property wholesaling will have much higher capital requirements compared to contract wholesaling, due to the fact, that you are actually buying the property.

But even if you plan to only focu
255s on contract wholesaling, it's still important to have some working capital.

To not only handle the earnest money requirements to put the property under contract but also to market and advertise the home.
3, Become an Expert on Your Local Real Estate Market
The success of a real estate wholesaler hinges largely on their level of knowledge about their local real estate market and property values.

As real estate wholesalers are usually working with tight profit margins.

So it's important to learn everything you can about your local real estate market and become an expert on property values before ever putting your first wholesale deal together.

In order to learn what you can comfortably offer the seller and still leave enough profit for yourself once you assign the contract or sell the property to the end buyer.
4. Focus on Buyers and Sellers Before Focusing on Properties
Beginner wholesalers will often make the mistake of focussing too much on the property side of real estate wholesaling and not enough on the people side of the business.

Because while finding properties is a vital part of wholesaling.

Cultivating relationships with sellers and especially potential buyers is just as important in ensuring success when wholesaling houses.

As wholesaling houses is very much a people business.

As a real estate wholesaler acts in essence as the middlemen between the original seller and the final end buyer of the property.

So if you're not cultivating potential seller leads as well as cultivating relationships with potential buyers, you won't be wholesaling houses for very long.

How to Wholesale a House: Step-By-Step Process
There is no better way to learn how to wholesale a house than by looking at the actual step-by-step process of a typical real estate wholesale deal.
Step 1 - Prospect For Deals on Real Estate
Most of a wholesaler's day will be spent looking for deals on houses by scouring their local market for properties they can buy below market value.

And while there are endless ways of doing this the most popular ways include:

Driving through neighborhoods looking for distressed or vacant properties.
Searching courthouse records or using websites like foreclosure.com to find properties in pre-foreclosure.
Sending out targeted postcards and flyers to specific areas in order to find motivated sellers.
Using bandit or yard signs to advertise you buy distressed properties.

Step 2 - Narrow the List
A good analogy for real estate wholesaling is looking for a needle in a haystack.

Because you will more than likely, have to talk with many potential sellers, before finding a handful of properties that have potential.

So this step involves taking all the potential leads from the above prospecting and narrowing down the list to a handful of properties, where you might be able to do a deal.
Step 3 - Run the Numbers
Once you have a manageable list of potential properties and motivated sellers, you then want to run the numbers and begin determining the values for the properties.

By determining how much you can offer on the property and still leave enough profit for you to turn around and immediately sell the property for more to another buyer by assigning the contract.
Step 4 - Put the Property Under Contract
Once you and the seller have come to an agreed-upon amount that makes sense for both parties, you then want to put the property under contract, in order to protect and secure your interest in the property.
Step 5 - Find the Buyer
Now that you have the property under contract, you want to immediately turn your attention to finding a buyer for the property.

As all contracts for purchase will have a specific deadline for closing, which will typically be between 30 and 60 days.

Meaning you have a specific amount of time to either purchase the property or assign the purchase to another buyer before being in breach of contract, where you could potentially lose your earnest money deposit.
Step 6 - Assign the Contract
Once you have found a buyer willing to purchase your interest in the property for an agreed-upon amount, you will then assign the contract to the new buyer.

And they will move forward in the transaction to purchase the property.
Step 7 - Close the Property
Then the seller and the new buyer you found will head to closing, where the seller will get the amount agreed upon between you and the seller, the new buyer will get the property, and you will get the agreed-upon fee.

Do You Need Money to Wholesale Real Estate?
One of the best things about wholesaling real estate as opposed to other forms of real estate investing is that it requires very little money to get started.

Because unlike flipping houses or rental properties, which often require large sums of money or at least access to large sums of money, wholesaling houses does not.

As just a small amount of money, often less than $5,000, is enough to get started in wholesaling houses and to put your first few deals together.

The two main items you need money for when wholesaling houses are money for the earnest money deposit and money for marketing and advertising the property.
Earnest Money Deposit
Earnest money is a deposit you put down when you place a property under contract that shows your willingness to purchase the property, provides recourse to the seller if you don't, and shows the seller you're serious.

While it's possible to put properties under contract to wholesale with no earnest money, most sellers are going to want to see some amount of earnest money, so they know you're serious.

And while everything is negotiable when putting a property under contract including earnest money, typically an earnest money deposit is 1% to 3% of the agreed-upon purchase price.

So if you agree to buy the property for $100,000, a typical earnest money deposit for this deal would be between $1,000 and $3,000.
Marketing and Advertising
The other expense involved in wholesaling real estate is marketing the property you have under contract in order to find a buyer.

And while you could technically try to market and advertise the property with no money.

Having a small advertising budget of say $1,000 to $2,000 is going to make things a lot easier and require much less leg work on your part.
Can You Wholesale With No Money?
While it is possible to wholesale real estate with no money. Having a small amount of money to invest when wholesaling real estate will greatly increase your chances for success and make things a lot easier.

As it will provide the capital needed for an earnest money deposit as well as provide funds to market and advertise the property.
How Long Does it Take to Wholesale a House?
One of the biggest advantages of wholesaling houses is the quick turnaround time.

As professional wholesalers can typically wholesale a house in as little as a few weeks from start to finish.

Allowing them to quickly make a profit and move on to the next deal, which is why wholesaling houses is so attractive to real estate investors.

Can You Wholesale a House that Doesn't Need Repairs?
When wholesaling houses, you will typically be wholesaling properties that are in poor condition in need of repairs.

As distressed properties usually provide a larger profit gap for you to work with.

However, there is a new type of property wholesaling called micro flipping, which uses big data and online research to find motivated sellers willing to sell their homes for slightly below market value that don't need repairs.

Allowing you to buy the property as a wholesaler and then immediately sell it without doing any repairs.

The major drawback to this way of wholesaling though is that because these homes are usually in good condition, you will typically be selling these properties to retail buyers who are using some form of financing.

And because of this, contract wholesaling will typically not be possible.

As standard home lenders will not participate in contract wholesaling.

This means if you want to micro-flip property, you will have to have the necessary capital to actually buy the property, so you can then sell the property to the future retail buyer as the owner.
For more information on micro flipping, be sure to check out our article "Micro Flipping vs Wholesaling: What's the Difference?".

How Do Wholesalers Find Properties?
While real estate wholesalers use a variety of techniques to find properties, below is a list of the most popular ways.

Pre-Foreclosures - The key to finding properties to wholesale is finding motivated sellers, and there is perhaps no seller more motivated than one facing foreclosure. For this technique wholesalers use a site like foreclosure.com to identify properties that are in pre-foreclosure status to find motivated sellers.
Driving for Dollars - This technique involves driving through neighborhoods looking for houses that are in poor condition, vacant, or not being cared for and then reaching out to those owners to see if they would be interested in selling.
Bandit Signs - Bandit signs are those signs you see along the side of the road that says "We Buy Houses - Any Condition". Wholesalers will place bandit signs around areas they want to wholesale in, in order to find properties to wholesale.
Direct Mail - Direct mail is another popular technique to find wholesale properties, which involves mailing flyers or postc
255ards to houses in a particular area or neighborhood to let them know you buy houses.
Zillow and Craigslist - Real estate wholesalers will also use sites like zillow.com and craigslist to find for sale by owners that might be open to wholesaling.
Expired Listing - When a property doesn't sell in the local MLS and becomes an expired listing. Real estate wholesalers will often reach out to the owners of those expired listings to see if they would be open to wholesaling their property.
Rental Properties - Rental properties can be another great source for potential properties to wholesale.

How Do Wholesalers Find Buyers?
Once you've found a property to wholesale and placed it under contract, you've reached the halfway point in a wholesale deal.

But without a ready, willing, and able buyer to assign the contract to, there's no way to complete the transaction.

Which is why it's so important to start cultivating and developing a pool of buyers for your wholesale properties long before you put your first wholesale property under contract.

But how do wholesalers find buyers for their properties?

Below is a list of the most popular ways to find buyers for wholesale properties.

Networking - One of the best ways to find buyers for wholesale properties is to build relationships with other real estate investors interested in buying distressed property.
Business Website - A great way to find buyers, as well as sellers, is to create a website where you can build an online presence for your business, establish credibility for your services, and market your properties.
For Rent Signs - For rent signs is another way to find potential buyers for your wholesale deals as most landlords are always looking for their next property to add to their rental portfolio.
Real Estate Agents - There is no person more in tune and connected with the local real estate market than a successful real estate agent. Making Realtors a great source for investor buyers looking for off-market deals.
Bandit Signs - While bandit signs are a great way to find sellers willing to wholesale their properties, they are also very effective at finding buyers as well.

Do You Need an LLC to Wholesale Real Estate?
You do not need, nor is there any legal requirement to have or use an LLC (Limited Liability Corporation) to wholesale real estate.

As many wholesalers when first getting started just use their personal names to wholesale their first few houses.

However, having an LLC is a good idea and a best practice, if you plan to wholesale lots of real estate or run a wholesaling business.

As an LLC will provide an extra layer of protection for your wholesaling business.

And allow you to run your wholesaling business more professionally by separating your personnel and business expenses.

Also, using an LLC for wholesaling, can provide many unique tax benefits come tax time.

For more information on the advantages of an LLC, check out this article on LLCs by LegalZoom.
Do Wholesalers Pay Closing Costs?
Real estate wholesalers do not pay closing costs, as it's customary for the buyer to pay the closing costs in a real estate transaction, which includes wholesale transactions.

But in order to avoid any confusion at closing or an upset buyer, it's important that this is clearly stated in the contract.

So there are no unpleasant surprises when everyone sits down at the closing table.

Remember though when dealing in real estate, everything is negotiable including who pays the closing costs.

So it's always important to keep the end goal in mind when putting a wholesale deal together, which is to make a quick profit and move on to the next deal.
Wholesaling Houses: Everything You Need to Know
@type":"Person
{"@type":"ImageObject
{"@context":"http://schema.org/","@type":"Organization
Flipping Prosperity
@type":"ImageObject

Networking Skills
Every successful business involves people and networking and house flipping is no exception to this rule.

As house flipping requires networking from the initial acquisition of the property all the way through the rehab and certainly during the sale of the property.

So in order to be a successful house flipper you need to start working on your networking skills by developing and building out your house flipping network.
People that Should Be in Every House Flippers Network

Other Real Estate Investors - While it might seem strange to include other real estate investors in your network, as they will often be your competition. Other real estate investors can be a great source of properties to flip, as it's not uncommon for a real estate investor to wholesale a property to another investor.
Wholesalers - There are investors in real estate that do nothing but look for good deals on property, so they can then flip the house to another investor at a wholesale price for a quick profit. So you definitely need to add real estate wholesalers to your network for additional sources of property.
Real Estate Agents - Real estate agents can be a great asset when selling your flips as well as a valuable resource for properties. As they often have an inside track on homes about to hit the market as well as off-market listings.
Contractors and Sub Contractors - One of the most challenging aspects of flipping houses is often finding quality contractors and subcontractors to work on the house. So you definitely want to start adding recommended and quality contractors to your network as soon as possible.
Accountant - A good accountant is mandatory for handling your taxes when flipping property. As it's not just about how much you make but also how much you keep. And a good accountant will help to ensure you keep as much of the house flipping profits as possible.

3. Property Valuation Skills
If you want to be a successful house flipper, then you have to develop your property valuation skills.

So before you ever flip your first house, you need to learn as much about your local real estate market as you can.

By learning such information as current inventory levels, average sales price, average days on market, and any other information about your market that would help to evaluate potential house flips.

Then once you've armed yourself with this information, you want to turn your efforts to valuing potential flips by using the information you learned from your market research.

In order to determine what a good price for a piece of property is and what you might be able to sell it for fixed-up.

4. Ability to Estimate Repair Costs
In order to evaluate property and its potential profit, you must develop your repair cost estimating skills.

As the repair and rehab costs of the flip will be the largest expense you have beyond the purchase of the property itself.

And underestimating repair costs while evaluating a property, can have a big impact on the potential profit for the flip.

For example, if you estimate the repair costs on a property to be $30,000.

And then use that $30,000 to estimate the potential profit of the home to be $20,000.

If the actual repair costs end up being $50,000, your potential profits on the flip just went from $20,000 to $0.
To find out on average how much you can expect to spend on the rehab of a house, check out our article "Average Cost to Flip a 3 Bedroom 1500 Square Foot House".

5. Negotiating Skills
Negotiating skills are another vitally important skill that you need in order to maximize your house flipping profits.
Because every dollar you protect before, during, and after a house flip is an extra dollar of profit in your pocket.
For example, while a $100,000 might be a good deal on a particular piece of property, if you can negotiate the price of the property down to $95,000, that's another $5,000 in profit for the same amount of work.

Another place where you might use your negotiating skills on a house flip is on the rehab of the property when you're negotiating with contractors.

Because while $10,000 for a bathroom remodel might be an ok price, if you can get the contractor down to $8,000, that's $2,000 of extra profit for the house flip.
6. Multi-Tasking Skills
In order to successfully flip a house, you have to be an excellent multi-tasker and be able to wear many different hats at the same time.

As house flipping is a multi-faceted enterprise that requires not only a lot of skills but the ability to use these skills all at the same time.

Aa a house flipper could start their morning looking at a few potential house flips, then end up doing some light demo on a house later in the day.

Before meeting with a contractor to discu
255ss a rehab project, and then finish up their day by working with a real estate agent to get a flip listed for sale.

7. Interior Design Skills
While you don't have to be a professional interior designer to flip houses, it's important that you develop your interior designer skills especially when first starting out.

As you more than likely will not have the budget for a professional interior designer and will need to make most of the design choices on the flip yourself.

And one of the best ways to do this is to tour new construction homes and then copy and mimic the styles and interior design features you see.

Because I can guarantee you, while you might not have the budget for an interior designer, any large builder will almost certainly be working with one, to make sure their houses are in style and on point when it comes to interior design and color schemes.
8. Communication Skills
Developing good communication skills is paramount to ensure that every aspect of the house flip goes a smoothly as possible.

As every aspect of the house flip from the acquisition, to the rehab, to the sale of the property will involve communication and people from start to finish.

So to ensure that these interactions and house flipping steps go as smoothly as possible, make sure you are communicating clearly on exactly what you want and are fully listening and understanding what people are saying in return.
Always Get It In Writing
While some things can be accomplished with a handshake, once you've developed a certain amount of trust with someone.

When you're flipping a house, it's always best to get everything in writing no matter how good of a communicator you are.

That way everyone is on the same page and there is something in writing to refer back to in case someone needs a refresher on what they promised.
Things You Should Always Get in Writing When Flipping a House

 Purchase and Sale Contracts
 Contractor Bids
 Invoices
 Partnership Agreements
 Finance Terms
Any Agreements that Involve the Flip

9. Project Management Skills
Managing a flip from beginning to end is quite an undertaking, that often takes anywhere from 3 to 6 months to complete and a lot of planning and organization along the way.
To learn about the timelines involved in flipping a house, check out our article "How Long Does it Take to Flip a House? Complete Timeline".
So in order to successfully flip a house, you have to learn how to successfully manage a flip by developing your house flipping project management skills.

Because each house flip should be treated and managed as a multi-step project that needs to be fully planned out and organized.
Key House Flipping Property Management Skills

Learn and understand all the different steps and stages of a house flip and how to manage them.
Learn how to estimate costs and then develop budgets based on those cost estimates.
Figure out and know who will be involved in each step of the house flip.
Make sure everyone involved in the house flip is receiving the management and guidance they need.
Keep a close eye on the numbers as well as the timeline, to make sure the flip is staying on budget and on schedule.

10. Renovation and Rehab Skills
Renovation and rehab skills is another important skill you should work on if you plan to flip houses.

As they can help you keep a handle on the rehab costs of the flip and allow you to save some money by putting some sweat equity into the property.

But that doesn't mean that you need to or even should do all the work on a house flip, as some things are best left to professionals, such as electrical, HVAC, and roof repairs.

However, any work you can do such as demo, painting, or light repair work is money that you don't have to spend on labor and instead goes right into your pocket as profit when you sell the flip.
Renovation and Rehab Skills Every House Flipper Should Have

 Painting
 Demo
 Drywall Repair
 Carpentry
 Cabinet Installation
 Light Plumbing Work
 Landscaping

11. Basic Accounting Skills
While you should leave things such as tax filings and major accounting to a professional accountant, to make sure things get done right.

If you plan to flip houses you should have some basic accounting skills that will allow you to keep detailed records of your house flips, create budgets for your anticipated expenses on the flip, and create basic balance sheets for each flip.

In addition, you should also have a general understanding of business accounting in order to run your business properly and to make sure you always have enough cash on hand to run your flipping business.
12. Selling and Marketing Skills
After raising capital and property valuation skills, selling and marketing skills is the next most important skill that every house flipper needs to have.

Because no matter how good of a deal you got on the property or how nice you made the house, if you don't market the house properly and can't find a buyer it's all for nothing.

So if you plan to flip houses you need to know how to properly market and sell a home for top dollar in order to maximize your potential profits on every house flip.

And this
255still applies if you plan to use a real estate agent to sell your flips, which I would recommend, because you need to know how to sell a house properly to know if your real estate agent is doing a good job or not.
12 Skills Every House Flipper Needs to Have
@type":"Person
{"@type":"ImageObject
https://flippingprosperity.com/wp-content/uploads/2021/03/Untitled-design-2021-03-10T153814.183-300x200.jpg
{"@context":"http://schema.org/","@type":"Organization
Flipping Prosperity
@type":"ImageObject

255are in order to find motivated sellers, which enables micro flippers to do most of their work at a computer.
Approach to Finding Buyers
In addition, buyer acquisition usually looks a little different when comparing traditional wholesaling and micro flipping.

Because in traditional wholesaling, once the real estate investor has found a motivated seller, they will typically rely on their network of cash investors to buy the property.

While investors using the micro flipping approach to wholesaling will typically look for more traditional home buyers to buy their properties, using many of the same techniques that real estate agents use to find retail buyers.
Condition of the Property
The other key difference between micro flipping and wholesaling is the type of property that each form of real estate investing typically deals in.

Because while traditional wholesaling usually involves properties that are often in poor condition that only cash investors would be interested in, micro flipping usually involves homes that are in overall good condition that more traditional retail buyers would be interested in buying.

How to Start Micro Flipping
If you want to start micro flipping, then you're going to have to learn how to compete with some of the biggest players in the space, which include companies like iBuyer, Zillow, Opendoor, and Redfin.

But the great news is that it's now easier than ever to compete with these big players, thanks to all the property data and information that's now available online.

Which is the same type of information that the big players use to successfully micro flip property.
Step 1: Line Up the Financing
The first thing you need to do, if you plan to get into micro flipping, is figure out how you're going to fund the micro flip.

There are several different ways to accomplish funding a micro flip but the most popular ways include hard money loans, private money, and transaction funding.

Just make sure you fully understand the terms and timelines on these short-term real estate loans, as they often have steep penalties, if you go beyond the pre-determined time limits of the loan.

Which can be as short as 48 hours, when dealing with transaction funding.
Step 2: Find the Buyers
While you might logically think the next step in micro flipping would be to find motivated sellers and property so that you have something to flip.

You should actually first focus on finding ready willing and able buyers that are ready to buy a home.

Thataway when you find a motivated seller and property to micro flip, you have a pool of buyers ready to go to buy the property.
Step 3: Find the Property
Once you've got the funding figured out and a good size pool of buyers ready to buy a home, then it's time to turn your attention to finding motivated sellers willing to sell their home below market value.

And to do this you will need to use online sources of property data such as public records and private databases to find sellers that could be in the early stages of foreclosure or other types of sellers that would also be motivated sellers looking to sell their homes quickly for a discount.
Step 4: Putting It All Together
Then and only then, when you have all the pieces of a micro flip transaction described above, can you then bring all these pieces together to complete a micro flip on your first property.
Micro Flipping vs Wholesaling: What’s the Difference?
@type":"Person
{"@type":"ImageObject
{"@context":"http://schema.org/","@type":"Organization
Flipping Prosperity
@type":"ImageObject

In
https://flippingprosperity.com/2-year-flip-strategy/
When most people think about house flipping, they typically picture tv shows like "Flip or Flop" or "Flip This House".

That depicts professional house flippers paying cash for a distressed property and then quickly rehabbing them to sell for a quick profit.

And while this is definitely a strategy that works, this is not the only way to flip a house or get into house flipping.

As the two-year flip strategy is a great way to get into house flipping if you don't have a lot of capital, have a lower tolerance for risk, or don't want to quit your full-time job.
What is the 2 Year Flip Strategy?
The two-year flip strategy goes by a lot of different names including the "live in house flip", "the slow flip", or the "the 2-year house flip" but they all describe the same basic house flipping strategy.
The 2-year flip strategy describes the process of buying a home to live in as your primary residence for two years using traditional forms of financing. And then slowly fixing the house up over time while you live there, so you can sell the house and not have to pay capital gains tax on the profits.

How Anyone Can Use the 2 Year Flip Strategy to Flip a House
While many would-be house flippers feel like they can't participate in house flipping because of a lack of money, experience, or time.
The two-year flip strategy is a way that just about anyone can get into house flipping.
But there are some best practices and things to look out for if you plan on doing a live-in flip, which is why we created this simple three-step process on how to flip a house using the two-year flip strategy.
Step 1: Buying the House
When buying a home you plan to flip eventually, there are some things you need to keep in mind throughout the home buying process, to make sure you set yourself up for success.
Picking the Right House to Flip
There are several things you need to keep in mind when looking for a house you can flip using the two-year flip strategy and the first one involves the type of house you should be looking for.

While you might think you want to find a really run-down and dilapidated home to maximize your potential profit.

It's actually better to focus on homes that mainly need light rehab and cosmetic fixes and updates.

The reason for this is two-fold, to begin with because you will be using traditional forms of financing such as a conventional or FHA loan when buying your house flip.

The home will need to meet minimum lender property condition standards, which means the home needs to be in at least average condition, with no major issues such as roof or foundation problems and all major mechanicals in the home such as plumbing, HVAC, and electrical need to be in working order.

The next reason why you need to focus on homes that mainly need cosmetic repairs and updates is that you want to avoid getting in over your head by buying a house that requires repairs and fixes beyond your abilities.

Because while it's certainly ok to use subcontractors for some of the work and repairs to the home.

The best way to maximize profits when you go to sell the home is to put in as much sweat equity as possible and do the repairs yourself.
Finding the Right House to Flip
There are countless sources of properties when looking for houses to flip, such as the MLS, HUD homes, for sale by owners, auction properties, and foreclosures.

But when looking for a house to flip using the live-in flip strategy, it's best to focus on homes where more traditional forms of financing are accepted.

As real estate auctions and foreclosure sales often require cash or hard money loans to be able to participate due to the condition of the home or the type of sale.

So when looking for a house to flip using the 2-year flip strategy, you want to mainly look at seller-owned homes that are for sale.

As these types of sellers typically have homes in good enough condition to finance and are ok with a 30 or 45 day closing process, which is how long a typical home loan takes.
Financing the House Flip
While we have already talked some about the best financing options for flipping houses, we created this helpful table below that really breaks down 25500a0

As this type of loan will generally allow the property to be in more distressed condition and will have fewer property condition requirements, especially if you're putting 20 percent or more down.

Allowing you to buy more of a fixer-upper property, that could potentially have a higher profit margin when you go to sell the property two years later.

Conventional loans also usually have a shorter closing timeline, allowing you to get into the property faster and start that 2-year clock faster.
FHA Loan
The FHA loan is one of the most popular types of home loans today, especially for first-time homebuyers, as this loan allows for a lower minimum credit score compared to other types of home financing.

However, the trade-offs to this lower minimum credit score are there are usually many more hoops to jump through to get the loan, longer closing times, strict minimum property condition requirements, and a minimum downpayment of 3.5 percent of the purchase price.

But if you don't have the best credit and want to try the live-in flip strategy, this might be your best option.

You will just need to focus on homes that are in pretty good condition structurally and mechanically.

Also, it's worth mentioning that FHA loans require you to live in the home as your primary residence for at least one year before you are allowed to sell it.

However, since you're using the live-in two-year flip strategy, this shouldn't be an issue for you.
FHA 203K Loan
A loan that not too many people are familiar with is the FHA 203K loan, which is like an FHA loan but allows the borrower to finance a certain amount of updates and repairs to the property into the loan.

Making this type of loan a great option for those that want to flip a house but don't have a lot of money to put into the rehab of the property.

However, the one caveat to this type of loan is because you are using the bank's money to update and repair the home, the bank is going to require a licensed contractor to do the major work and repairs to the property.

Which will eliminate a lot of the sweat equity profit you could have received if you had done the work yourself.
VA Loan
The big advantage to the VA loan for the two-year flip strategy is that VA loans require no down payment, making this type of loan a great option if you don't have a lot or any money to put down on the home.

However, because this type of loan is 100% financing and requires no down payment, the VA loan has some of the strictest property condition requirements.

Meaning if you use this type of loan, you will need to find a home that needs mainly cosmetic updates and repairs such as painting and installing new floors.
USDA Loan
The last type of loan that can be used for a slow flip is the USDA loan, which is another type of loan that most buyers have never heard of before.

The USDA loan which is a government-backed loan is a type of loan that encourages the purchase of homes in rural areas and it does this through attractive loan rates and a no downpayment requirement.

Which is great for flippers using the two-year flip strategy.

However, as was the case with VA loans, this no down payment requirement or 100% financing, means the property will need to be in pretty good condition to qualify for the loan.

It also means the property will need to be located in a rural area of the country which might make this type of loan irrelevant depending on where you live in the country.

Step 2: Rehabbing the House
The rehab of the house is one of the most important steps when flipping a house, as this is the primary way you will be adding value to the home.

Because while the home will appreciate naturally in a normal real estate market, by about 3 to 5 percent a year.

The bulk of the profit when you go to sell the house will be provided by the updates and repairs you make to the property.

So when rehabbing a house that you plan to flip, there are few things you need to remember to ensure that you add the maximum amount of value to the house.
Tips for Rehabbing a House for Maximum Profit Using the Live-In Flip Strategy

Stick to neutral colors and popular design choices when rehabbing the house. Remember when you are cho
255osing design finishes and colors, that these choices need to be made with the end buyer in mind and not your personal tastes.
Don't go overboard on high-end finishes and fixtures. While you want to make the home as nice as possible, if you choose finishes and fixtures too far beyond what's common in the neighborhood, you often will not get a good return on investment.
Focus on kitchen and bathrooms. As the old saying goes "kitchens and bathrooms sell houses". So when deciding on what to repair and update, make sure you pay special attention to the kitchen and bathrooms in the house.
Don't forget about the exterior and landscaping. Oftentimes new house flippers will treat the landscaping and exterior of the property as an afterthought. But if you want to maximize your profits when you flip the house you need to pay attention to the exterior as well.
Don't wait till the last minute to do all the repairs and updates to the home. If you want to maximize your flipping profits when using the 2-year flip strategy, then you need to make sure that you have the house completely done and listed as soon as you have reached the two-year mark.

Step 3: Selling the House
The final step to the 2-year flip strategy is selling the house.

And this is also the step where you get to see if all your hard work and planning have paid off.

But in order to successfully complete this step, you need to do more than just stick a for-sale sign in the front yard.

As there are several things you need to do and consider to maximize the amount of profit you make when you sell your two-year flip.
Preparing the Home for Sale
When you sell any house, you need to de-clutter and remove as many personal items and photos as possible.

And when you sell your live-in flip, you are not immune to this rule.

Because just like any other seller, you have more than likely accumulated a lot of stuff while you've lived in the home.

And in order to maximize the value of the home, you want the home to feel as uncluttered as possible and keep the decor as neutral as possible so that potential buyers can easily imagine themselves living in the property.
Hire a Qualified Real Estate Professional
While you might be tempted to stick a for sale by owner sign in the front yard to avoid the hefty commission of a Realtor.

I would encourage you to list the home with a qualified and professional real estate agent, as this will ensure that your home receives maximum exposure in the market and is presented in the best possible light.

Which will help you to make more money, even when you take into account the typical 6 percent commission a Realtor will charge.

To illustrate this point, did you know that the average sales price nationwide in 2018 for a for sale by owner homes was $217,900, while the average sales price for a home sold by a real estate agent was $295,000 in the same year according to the National Association of Realtors.
Make Sure the Home Is Presented in the Best Possible Light and has Maximum Market Exposure
While any competent agent will ensure that your home is presented in the best possible light by taking attractive and professional photos of the home, helping with any needed staging, making sure the home is listed online everywhere buyers are looking, and ensuring the home is easy to show.

If you choose to not use the services of a professional real estate agent, you will need to ensure that all of these things get done.

And even if you do hire a real estate agent to sell your house, it never hurts to check up on them and see how good of a job they're doing to sell your house.

How Long Do You Have to Live in a House Before You Can Flip It?
There is no minimum timeframe that you must live in a house before you can flip it.

However, if you used a loan to obtain the property the lender might have placed a resriction on how soon you can sell the house from purchase. Such as FHA loans that require you to live in the home as your primary residence for at least one year before you can sell the property.

In addition, there is also something called the 90-day flip rule, which does not prevent you from selling the house but can affect the buyer trying to buy your home.

The 90-day flip rule prevents a buyer from buying your home thats using an FHA loan within the first 90 days from when you purchased it.

As FHA loans have a lending restriction that states the seller of the property must have owned it at least 90 days before they will approve the loan.\u
25500a0
How Can I Flip a House without Paying Capital Gains?
One of the main reason why the 2-year flipping strategy is so popular among house flippers is due to it's tax advanatages.

Because if you live in a home for two years as your primary residence, when you sell the home, you do not have to pay capital gains tax on the profits, up to $250,000 if you're single or up to $500,000 if you're married.

Which means you can use the two-year flip strategy to buy a house, live in it for two-years while you fix it up, and then sell it without owing any capital gains tax on the profits.

And the only limit to this exemption is that you can only use it once every two years, which means you could repeat this 2-year flip strategy over and over again, allowing you to use you home as a money making machine.
2 Year Flip Strategy: How to Flip the Home You Live In
@type":"Person
{"@type":"ImageObject
https://flippingprosperity.com/wp-content/uploads/2021/02/Untitled-design-2021-02-16T092141.700-300x200.jpg
{"@context":"http://schema.org/","@type":"Organization
Flipping Prosperity
@type":"ImageObject

One of the biggest issues when flipping houses part-time is that it can often greatly extend the amount of time it takes to flip a house. So if you plan to flip your first few houses part-time, you need to set specific deadlines and timelines for the house flip to ensure that you stay on track.
Don't Get Complacent - It can be very easy to not give the house flip the priority it deserves when trying to flip a house and hold down a full-time job at the same time. So when flipping houses part-time make sure you set a schedule and stick with it, to make sure the work is getting done.
Keep a Close Eye on Subcontractors - Just because you've turned over a particular job or some of the rehab to a subcontractor, don't just assume there doing what they s
255aid they would do. As you need to routinely check-in to make sure things are getting done as they should be.
Don't Forget to Check on the Property Routinely - A lot can go wrong with a house flip that's sitting vacant. So always make sure to check on the flip at least once every few days, even if you're not working on the house that particular day, to make sure the home is locked up and secure and that there are no major issues going on with the house.

Can Flipping Houses Be a Full-Time Job?
Flipping houses can absolutely be a full-time job as there are tons of investors that have made house flipping their full-time job including myself.

As I am now over five years into flipping houses full-time and just completed my 16th house flip.

The important thing to remember though is that becoming a full-time house flipper doesn't happen overnight for all the reasons mentioned above.

So if you want to become a full-time house flipper, you absolutely can but you need to allow yourself and your house flipping business enough time to get off the ground, which in most cases will usually take a few years.

But if your patient and put in the work, you can definitely flip houses full-time.

How Much Do House Flippers Make a Year?
Most people when first starting out flipping houses, have this grand vision of house flipping where they assume they will make millions of dollars and become rich from flipping houses.

And while this is possible and people have certainly made millions of dollars flipping houses and become rich while doing so, this is not by any means the norm.

Because the reality of house flipping is that you are far more likely to just make a living at it, all be it a good one.

And there are two main reasons for this including the average house flipping profit and how many houses you can flip in a year.
Average House Flipping Profit
When flipping houses there can be a wide range when it comes to profits. As it's possible to make as much as $100,000 on a single flip or nothing at all and everything in between.

However, according to Attom Data Solutions, which is a multi-sourced national property database, the average gross profit on a house flip nationwide is $69,500.

Which at first glance might seem pretty good but the thing to keep in mind is that this number reflects gross profit and not net profit.

As this profit number does not take into account the cost of the rehab, carrying the property, or selling the property.

So in order to get a true picture of the average house flipping profit, you need to subtract all of these costs to reach the net profit of the house flip.

And as a full-time house flipper in the midwest, I can tell you that on average after it's all said in done, we usually make around $30,000 in net profit per house flip.
How Many Houses Can You Flip in a Year?
While there is no limit to the number of houses you can legally flip in a year, there is a limit to the number of houses you can logistically flip in a year.

And while there are ways to speed the house flipping process up, by hiring out the labor and flipping more than one house at a time, the average real estate investor can expect to flip somewhere between 2 and 7 houses per year.

Because no matter how much you streamline the house flipping process and how quickly you flip a house, there will always be constraints such as lack of capital or lack of properties, that will prevent you from flipping more than a certain number of houses per year.
Putting it All Together
So now that we know the average net profit you can expect when flipping a house and the number of houses the average investor flips a year.

We can use these numbers, to figure out how much a house flipper makes a year.

Assuming that a house flipper averages $30,000 in net profit per flip and complete between 2 and 7 flips per year.

The average house flipper will make somewhere between $60,000 and $210,000 per year before taxes.
Do You Need to Quit Your Job to Flip a House?
@type":"Person
{"@type":"ImageObject
https://flippingprosperity.com/wp-content/uploads/2021/02/Untitled-design-2021-02-13T134509.159-300x175.jpg
{"@context":"http://schema.org/","@type":"Organization
Flipping Prosperity
@type":"ImageObject

But it's important to remember that house flipping is a form of investing which means there are no guarantees. As it's possible to make money or lose money while flipping houses.
Can Flipping Houses Make You Rich?
Another question directly related to is flipping houses profitable is whether or not flipping houses can make you rich?

While the term rich is a very subjective term the general answer to whether flipping houses can make you rich is yes, as flipping houses can and has made many people rich over the years.

Remember though just because flipping houses can make you rich doesn't mean it's easy or that everyone is going to get rich from flipping houses.

Speaking as a house flipper myself who has flipped 11 homes over the last 4 years flipping houses has provided a nice living for me but in no way has it made me rich.

In order to become rich from flipping houses, you are going to have to flip houses in mass and will more than likely have to flip 100's of homes in order to become rich from flipping houses.

So if your thinking that flipping houses will somehow provide you a quick and easy way to get rich think again.

If however, you have the dedication and skills needed to become a successful house flipper there is a tool that you can use that will allow you to flip 100's of homes on your journey to becoming rich flipping houses.

What is this magical tool that will allow you to flip 100's of homes you ask? The answer is that you must turn house flipping into a business.

Flipping Houses as a Business
In order to flip enough houses to become rich, you are going to have to build a business around flipping houses. Because there is no way to become rich flipping houses by doing just one or two flips.

While there are many factors that must be considered when starting a house flipping business there are six main categories to focus on when building a house flipping business.

The six key elements of a house flipping business include having a plan, obtaining capital, finding the property, performing property rehabs, sales and marketing, and accounting.
House Flipping Business Plan
While you should always have a plan even if you're just flipping one house if you plan to successfully run a house flipping business having a business plan is absolutely critical.

Without a house flipping business plan, it's impossible to have any level of organization or direction in your business which can often lead to mistakes and perhaps even complete failure.
Finding and Acquiring Adequate Capital
Finding and acquiring enough capital to flip an occasional house is much easier compared to finding and acquiring enough capital for a house flipping business because you will need much more capital to run a house flipping business.

Remember capital is the lifeblood of your house flipping business and in order to flip 100's of properties you are going to need timely and reliable access to capital not only for the purchase of the flip but also for the rehab as well.
Finding Property
Another important aspect of any house flipping business is the ability to find enough properties that can be purchased below market value that can be flipped.

After all, if you can't find quality houses to flip then nothing else really matters when it comes to running a house flipping business.

Just about everyone can occasionally stumble upon a good deal on a piece of real estate.

In order to run a successful house-flipping business though, you are going to need more than just an occasional deal as you will need to find hundreds of properties to flip. And the only way to find hundreds of potential properties to flip is to actively search and seek them out.

Some great places to find and acquire potential houses to flip when running a house flipping business include auctions, the MLS, other house flippers, wholesalers, and direct mail.
Rehabbing the Property
In order to rehab property in mass, you are going to have to treat the rehab process of house-flipping as a business just as with every other aspect of the house flipping process. In order to do this, you are going to need to develop a repeatable system when it comes to the rehab process of your house flips.

Some key elements to a reliable and repeatable house flipping rehab process includes a detailed budget and plan for each rehab, reliable and cheap labor, strict timelines for project completion, and good checks and balances to keep the rehab on budget and on time.
Sales and Marketing
Once you have finished the rehab of the property and are ready to sell the flip
255you must have a sales and marketing plan in place for your house flipping business.

The most important element to a sales and marketing plan for your house flipping business is to advertise and provide enough market exposure to your house flips to get them sold quickly and for top dollar.

There are many different ways to accomplish this but one of the most commons ways to market your house flips in order to receive top dollar is to outsource the sales and marketing to a licensed real estate agent that will use the MLS and other tools to provide maximum market exposure for your house flip.
Accounting
The last key element to a successful house-flipping business is accurate and professional accounting and bookkeeping.

While accounting and booking might not be the most exciting aspect of a house flipping business it is imperative to have a good handle on the numbers at all times to make sure that the business is staying in the black and out of the red when running your house flipping business.

Related Questions
What is the 70 percent rule in house flipping?

The 70 percent rule is a tool that real estate investors use to determine how much they can pay for a particular property. The 70 percent rule states that you can pay no more than 70% of the after repaired value for a home minus the cost of the rehab. Thereby ensuring a 30% profit margin for the house flip once completed.

What is the average salary for a house flipper?

The average salary of a house flipper can be a very difficult number to pin down because there are so many different variables that can affect a house flipper's salary such as location, the number of flips performed, average profit per flip etc... Because of all these different variables, a professional house flipper can make anywhere from $40,000 to over $100,000 a year.

Do you need a real estate license to flip houses?

While it's always important to check out your local ordinances and laws when it comes to real estate and flipping houses in your particular area, you do not usually need a real estate license to flip houses as long as you own the home you are flipping. If however you do not own the home and are performing sales and marketing duties when you go to sell the house this could be considering practicing real estate without a license which is illegal.

Want even more information on how to become rich and successfully run a house flipping business? Check out our article "Flipping Houses as a Business 101".

Is Flipping Houses Profitable?
