Together with other cities, the city is building scalable solutions that can be replicated nationwide, ensuring that innovations in BIM and digital planning benefit municipalities of all sizes. The map below illustrates the growing Geoportal Community, highlighting Hamburg\'s role as a central contributor to this nationwide initiative.

![Geoportal Community map showing Hamburg\'s role in the nationwide digital planning initiative](hamburg.png)

>Source: https://www.masterportal.org/

As part of this transformation, Hamburg adopted an open-source 3D viewer based on the [xeokit SDK](https://github.com/xeokit/xeokit-sdk). While not the core of the initiative, xeokit significantly adds value by supporting the integration of BIM technologies and providing modern digital tools that streamline planning processes and improve the coordination of events in the city.

Supporting this transformation, xeokit follows its mission of making BIM adoption easier by providing open, web technologies for advanced 3D visualization.

{/* truncate */}

### The Challenges

Before the CUT project and the integration of xeokit, Hamburg struggled with complex and inefficient approval processes for large urban events. Coordination relied on scattered materials such as 2D drawings, PDFs, phone calls, and correction notes, which created unnecessary iterations, delays, and administrative overhead. Communication between stakeholders was often fragmented, making it harder to ensure smooth planning and execution.

A major milestone in overcoming these challenges was the integration of a BIM viewer into the Masterportal. This step laid the foundation for using BIM models not only in event coordination but also in a wide range of urban applications. The viewer was designed as a flexible add-on, with continuous improvements planned to adapt its functionality to evolving project requirements and to enable future extensions.

### Implementation

To address these points, Hamburg\'s Landesbetrieb Geoinformation und Vermessung (LGV) — the city\'s geoinformation and cadastral agency — played a key role. The BIM-Leitstelle (BIM Coordination Center) within LGV spearheaded the integration of the [xeokit SDK](https://github.com/xeokit/xeokit-sdk) 3D viewer into core city systems, including the Masterportal geoportal and the citizen participation platform DIPAS.

Masterportal, as a toolkit based on OpenLayers and Vue.js, provided a great modular architecture to host both the CesiumJS engine and the xeokit viewer. This integration allows users to switch seamlessly between traditional 2D maps, large-scale geospatial 3D environments (powered by Cesium for terrain and city-wide 3D Tiles), and detailed 3D BIM models (managed by xeokit) within a single, unified interface. By combining Cesium\'s ability to visualize the broader urban context with xeokit\'s precision in handling IFC data, the platform creates a comprehensive digital twin also in urban built environment. Furthermore, the DIPAS platform empowers citizens to leave comments and feedback directly on specific locations within these 3D models, facilitating true digital collaboration.

![Visitors exploring the BIM viewer at the UDP conference in Hamburg](hamburg1.jpeg)

>Source: https://bim.hamburg.de/bim-leitstelle-des-lgv-stellte-ihre-entwicklungen-auf-der-udp-fachtagung-vor-966328

The result was a significant consolidation of data sources, standardization of approval processes and the introduction of full Building Information Modeling (BIM) standards — moving decisively away from paper-driven workflows.

![BIM-based coordination platform for major events in Hamburg](hamburg2.png)

>Source: https://www.connectedurbantwins.de/en/loesungen/bim-based-coordination-platform-for-major-events/
\\
1nIn the CUT project, ensuring the scalability of the solution was a top priority. The integration of the BIM viewer was designed not only to meet current requirements but also to enable future product development and the implementation of new features without needing a complete system overhaul. Xeokit played a pivotal role at this stage — its high degree of customizability and flexibility made it possible to effectively address these challenges. As a result, xeokit provided a solid foundation for ongoing product evolution and seamless integration optimization, allowing the platform to adapt as needs change and the project grows.

### Features Driving the Digital Twin

The xeokit viewer introduced a suite of powerful functions:

- Direct loading and interactive navigation of IFC models in the browser
- Measurement tools for distances
- Attribute inspection of individual BIM objects
- Adding annotations to the IFC model
- Adding and editing comments

and more.

![xeokit viewer showing IFC model features and measurement tools in Hamburg\'s platform](hamburg3.png)

>Source: https://bim.hamburg.de/connected-urban-twins-bim-basierte-abstimmungsplattform-fuer-grossveranstaltungen--1040218

Furthermore, Hamburg is automating the conversion of geospatial GIS data to BIM-ready IFC models to ensure, by the end of 2025, that city model data is fully interoperable and ready for new BIM use cases.

![Contributions to the BIM-based voting platform for major events](hamburg4.png)

>Source: https://bim.hamburg.de/connected-urban-twins-bim-basierte-abstimmungsplattform-fuer-grossveranstaltungen--1040218

### Tangible Benefits and Open Source as a Standard

The [xeokit SDK](https://github.com/xeokit/xeokit-sdk) implementation has yielded clear, city-wide benefits:

- Significantly faster preparation and review of urban plans
- More robust, transparent, and collaborative decision-making
- Enhanced citizen involvement, resulting in higher public trust and acceptance

Digital tools have streamlined administrative processes, marking Hamburg as a leader in the digital future of urban planning.

A defining aspect of the project is the dedication to open-source technologies: all key software components are released under open licenses. As Claudius Lieven, Head of Urban Workshop Hamburg (Stadtwerkstatt), highlights in [video](https://youtu.be/eoStH80wyWo): "Open source is a very important aspect of the CUT project. All software modules created should be open source. DIPAS, for example, is open source. The Masterportal is open source, so it can be shared and reused by other cities and municipalities in Germany, without them needing to purchase the software." This not only lowers adoption barriers but also enables cities across Germany to replicate and build on Hamburg\'s solutions, fostering knowledge and technology transfer.

![Masterportal integrated with xeokit viewer showing 3D BIM model](hamburg5.png)

![Masterportal integrated with xeokit viewer showing properties view](hamburg6.png)

### Summary

Through ambitious digitalization, spearheaded by open 3D visualization tools based on the [xeokit SDK](https://github.com/xeokit/xeokit-sdk), Hamburg has set a new benchmark for urban management and citizen participation. The implementation of the xeokit SDK in Hamburg has delivered tangible, city-wide benefits that have transformed urban planning processes. These digital tools have significantly accelerated the preparation of plans and the making of administrative decisions. As a result, Hamburg emerges as a leader and model for other cities aiming to embark on the path toward a digital future of urban planning. In 2024, the Tiefbauamt (Civil Engineering Office) took a major step toward modernizing how it communicates with citizens about major infrastructure projects. For the first time, as part of the official Planauflage (public consultation) procedure, the city provided an interactive 3D BIM model alongside traditional planning documents.

The pilot project, Projektauflage 21046 Badenerstrasse, marked a turning point. By publishing a 3D BIM model accessible directly in a web browser, Zurich allowed residents to explore the project from any angle, compare existing and planned states, and fully grasp the changes in context. This innovation was not only about technology - it was also about building trust, empowering participation, and supporting the city’s broader “Digitale Stadt” strategy and its long-term vision of a digital twin of Zurich.

{/* truncate */}

### The City\'s Challenge

Zurich faced a communication gap in how it presented major urban projects. While road infrastructure projects were formally published during the Mitwirkung (\xa713 StrG) and Planauflage (\xa716/17 StrG) phases, the process relied heavily on 2D site plans, technical cross-sections, and static PDF documents displayed at the municipal office. Legally sufficient, yes - but practically inaccessible to most residents.

Citizens often struggled to understand how abstract lines on paper would translate into changes in their daily environment. Was a crossing moving closer to their building? How would new green spaces reshape their neighbourhood? These questions remained unanswered for many. Moreover, the limited availability of plans - mostly on-site during office hours - restricted participation, while the formal, bureaucratic process of submitting objections discouraged broader civic engagement.

At the same time, Zurich’s urban planners were working with rich, complex BIM data that required specialized tools, effectively shutting out the public from information already available in digital form. Any new approach also had to respect strict legal compliance: traditional 2D plans remained the binding documents, and any 3D innovation could only serve as an informative, supplementary layer.

The City of Zurich was driven by a bold ambition: to go beyond the limitations of static 2D documents and to empower its residents with an intuitive, browser-based 3D experience. The vision was to make planning accessible on any device, support openBIM standards like IFC and overlay with precise GIS data. Additionally, public efforts should result in public goods or in this case public open-source projects. And above all, to see projects “through the eyes of a citizen” rather than through engineering drawings.

### The Solution: xeokit SDK as an enabler

To overcome these challenges, Zurich embraced [xeokit SDK](https://github.com/xeokit/xeokit-sdk), an open-source platform designed for high-performance full-precision visualization of BIM models directly in the browser. Built on WebGL and supporting openBIM standards like IFC and real-world coordinates with double precision for overlay with georeferenced models and GIS data, xeokit allowed the city to transform complex engineering data into a **clear, interactive, and accessible experience**.

#### Key Features:
- **View Filters:**
 - Reset to default view
 - Show only existing environment
 - Show only planned project elements
 - Filter elements by thematic category (e.g. roads, buildings)
- **Tools:**
 - Filter, show/hide objects (including multi-select)
 - Zoom to entire project, side views navigation
 - Switch between perspective and orthographic projection
 - Measure distance, coordinates, terrain slopes
 - Create custom section cuts
- **Intuitive UI:** Accessible interface with tooltips, icons and video tutorials
- **Citizen feedback:** A contact form directly embedded in the viewer encourages civic engagement

These features allow residents with no technical background to intuitively explore planned projects, compare existing vs future states, and assess changes with clarity.

### Live Demo
Explore the live 3D Viewer – Projektauflage Badenerstrasse (Official City of Zuric

This strategy formulates a clear vision: “We use BIM for consistent data and information management ... to make better decisions that lead to better results in the long term” The viewer developed for the Planauflage is a practical manifestation of that vision, turning highly technical data into an accessible 3D experience that supports better decision-making for both professionals and citizens. At the same time, the project embodies the guiding principles (Leits\xe4tze) of the strategy: it increases transparency by opening the planning process to the public, strengthens collaboration across departments by involving planners, IT, and GIS experts, and relies on open standards and open-source technology with xeokit SDK at its core. In terms of strategic goals, the pilot brings the city closer to creating a digital twin of Zurich, establishes new workflows for cross-departmental coordination, and most importantly, extends transparency beyond the administration to include citizens themselves. Within the roadmap (Stufenplan), which moves from Sensibilisierung (awareness) through Bef\xe4higung (enablement) to Transformation, the Badenerstrasse pilot is a textbook example of the Bef\xe4higung phase. It tested technical feasibility, validated the use of openBIM formats in public processes, and provided a scalable foundation for expanding BIM-based communication citywide - paving the way for the full transformation envisioned by 2026.

### Conclusion

The success of the Badenerstrasse project demonstrates how an open-source solution like [xeokit SDK](https://github.com/xeokit/xeokit-sdk) can address real-world urban challenges: making projects more transparent, empowering citizens to participate, and giving administrations full control over their technology stack without vendor lock-in.

Zurich has thus established itself as a pioneer of digital urbanism. The project proved that BIM can leave the confines of design offices and reach the streets – literally, in the form of an interactive 3D model accessible to all.
revolutionizing-bim-visualization-through-high-performance-xeokit-sdk-implementation-in-bexel-manager
/success-stories/revolutionizing-bim-visualization-through-high-performance-xeokit-sdk-implementation-in-bexel-manager
@site/success-stories/2025-10-02-ss-implementation-in-bexel-manager/index.mdx
Revolutionizing BIM Visualization Through High-Performance xeokit SDK Implementation in BEXEL Manager
revolutionizing-bim-visualization-through-high-performance-xeokit-sdk-implementation-in-bexel-manager
Revolutionizing BIM Visualization Through High-Performance xeokit SDK Implementation in BEXEL Manager
marta_stolarz
xeokit
## Introduction & Context

In the era of digital transformation within the construction industry, effective 3D visualization has become a cornerstone of successful BIM projects. BEXEL Manager, as a premium BIM solution, sought to expand its capabilities with a high-performance web viewer that can seamlessly integrate with its powerful 4D and 5D BIM modules while complementing its established desktop environment.

To achieve this, the BEXEL team selected [xeokit SDK](https://github.com/xeokit/xeokit-sdk) – an open‑source web 3D graphics toolkit, purpose‑built for the AEC (Architecture, Engineering, Construction) industry and BIM. This strategic decision empowered BEXEL’s developers to deliver a lightweight yet highly capable web viewer, enabling smooth visualization of complex, federated AEC models with excellent performance and precision.

The implementation of xeokit in BEXEL Manager not only resolved technical challenges but also unlocked new possibilities for the platform\'s intelligent construction planning engine, facilitating more sophisticated 4D/5D BIM analyses and real-time progress monitoring. The outcome is a significantly enhanced user experience in the BEXEL Vie
1wer module and the capability to handle larger, more complex BIM projects within cloud environments.

{/* truncate */}

## Business and Technical Challenge

BEXEL Manager, serving as an advanced BIM solution offering comprehensive capabilities for visualization, model data management, clash detection, automated quantity take-off, cost management, intelligent planning, and progress monitoring. Platform users, working with increasingly large and complex construction projects, demanded a 3D visualization tool that would not only ensure smooth operation but also enable precise analysis of every BIM model element without the need to install additional desktop software.

The first fundamental challenge involved handling large, federated BIM models originating from diverse sources and disciplines in the browser. Contemporary construction projects often comprise hundreds of thousands, sometimes millions of BIM elements, representing architecture, structural engineering, MEP installations, and other disciplines. Traditional 3D visualization solutions encountered significant performance limitations when attempting to render such complex data structures within web browser environments.

The second important requirement focused on precise handling of global coordinates with double precision accuracy. Construction projects frequently operate on real geographical coordinates, where every meter holds significance for planning and execution accuracy. Standard WebGL implementations, utilizing single-precision floating-point arithmetic, proved insufficient for providing the required precision in large infrastru
1cture projects.

![Bexel-demo1](bexel-pic1.png)

>Source: https://bexelmanager.com/bexel-cde-demo/

The platform also needed to ensure support for industry-standard formats, particularly IFC (Industry Foundation Classes) and BCF (BIM Collaboration Format), while enabling integration with point clouds from laser scanning. This requirement proved especially critical for real-time progress monitoring, where comparison between design models and actual construction status constitutes a key element of quality control workflows.

Equally significant was the deep integration with 4D and 5D BIM simulation workflows, which form the core of the intelligent construction plan generation system based on location-based scheduling principles. The visualization module needed not only to present 3D models but also enable dynamic element colouring according to schedules, work progress analysis, construction sequence visualization, and integration with cost management systems While many existing solutions offered only limited customization, BEXEL elevated these workflows with the help of the fully customizable xeokit SDK to a new level of flexibility and intelligence, creating a truly end-to-end planning and monitoring environment.

Furthermore, a critical technical hurdle emerged around preserving and accessing the complete IFC data and properties within the lightweight web viewer. BEXEL\'s clients require not merely 3D geometry but also the rich metadata embedded in BIM models, including component names, specifications, material properties, cost data, and technical parameters. By enabling performant, browser-based access to this rich dataset with interactive querying capabilities, BEXEL delivered a solution that empowers users to work smarter, faster, and with greater confidence.

## Why xeokit?

The technology selection process for the new 3D visualization system in BEXEL Manager required detailed analysis of available solutions regarding performance, functionality, and integration capabilities. After thorough market evaluation, the technical team chose xeokit SDK - an open-source toolkit - for several key reasons.

The primary and most important factor was the exceptional WebGL performance offered by xeokit. The SDK provides capability for rapid loading and browsing of enormous IFC and CAD models, loading hundreds of megabytes within seconds. This performance stems from an advanced WebGL renderer architecture specifically designed to handle highly detailed BIM models. Unlike general 3D libraries, xeokit was optimized for the specific requirements of the AEC industry, translating to significantly superior performance when rendering complex geometric structures typical of construction projects.

The second crucial argument was comprehensive support for industry formats and real-world coordinates with double precision. xeokit offers native support for IFC, BCF, and point clouds, which was essential for full integration with the BEXEL ecosystem. Particularly significant proved to be the optimized XKT format, enabling compression and rapid loading of large BIM models, transforming multi-megabyte IFC files into efficient data structures ready for browser rendering.

Another decisive factor was the SDK\'s plugin-based architecture, which enabled deep customization and functionality extension. xeokit allows developers to create fully configurable and extensible custom BIM viewers through plugins. This modularity proved crucial for integration with existing BEXEL Manager workflows, enabling implementation of specialized analytical functions without compromising performance or stability.

## Results and Impact

Using xeokit as a high-performance basis for 3D visualization, BEXEL has made it the cornerstone of its platform. The result is a system that not only meets but exceeds industry expectations and sets new standards.

The 4D BIM simulation capabilities now enable visualization of construction sequences with full precision, allowing users to interactively explore construction scenarios and identify potential bottlenecks before they impact timelines. The 5D cost management system gained powerful visualization capabilities, enabling users to color-code elements by cost criteria and analyze budget deviations spatially.

BEXEL Vie
1wer built with xeokit SDK provides advanced measurement tools, sectioning functions, and intelligent element selection while maintaining browser accessibility. Properties panel provides instant access to complete IFC metadata for any selected element, eliminating external data lookup needs and creating a unified visual and analytical environment.

Enhanced collaboration features through BCF integration and point cloud support facilitate reality capture workflows for quality control and progress verification.

![Bexel-demo2](bexel-pic2.png)

![Bexel-demo3](bexel-pic3.png)

>Source: https://bexelmanager.com/bexel-cde-demo/

## Implementation Process and Partnership
The implementation was driven by BEXEL’s clear vision and technical expertise, supported through a long-term partnership with Creoox, the company behind xeokit. This collaboration allowed BEXEL’s development team to stay fully focused on innovating core BIM workflows and utilizing xeokit SDK for quickly building their own BEXEL Viewer with it, while relying on [Creoox](https://creoox.com) for technical guidance and support. This partnership approach proved essential for navigating the complex technical requirements, ensuring high level of flexibility, autonomy and seamless integration with BEXEL Manager\'s existing architecture.

## Conclusion
The implementation of [xeokit SDK](https://github.com/xeokit/xeokit-sdk) in BEXEL Manager demonstrates how thoughtful technology selection and strong partnerships deliver transformative business outcomes. Through collaboration with Creoox, BEXEL Manager achieved new standards of performance and functionality in BIM visualization. With solid technological foundations established, BEXEL Manager is positioned to meet future challenges and maintain market leadership in advanced BIM solutions."}]}}')}}]);
